The hotel is gone. The residential count jumped 69%, from 320 to 540 units. Some floors will have up to 29 units per level, a density that strongly suggests a rental rather than condo product. The project also includes 6,000 square feet of commercial space and 638 parking spaces. Idea Architects designed the revised tower, which will rise approximately 258 feet.

The pivot away from hotel is part of a broader pattern. When Sonder collapsed and the Hillsboro Beach Resort went to foreclosure, it reminded developers what operator risk looks like. More units, more revenue per floor, no hotel management headaches.

These towers are not cheap to build, so the numbers have to work. I would say this is still early days for Hallandale in this area."
