Oasis Hallandale Beach securing a $50 million mezzanine loan shows that lenders and developers are still confident in the project, even as it pushes pricing and product quality into a market that has historically been much more mixed. With two 25-story condo towers, 60,000 square feet of retail and restaurants, and 70,000 square feet of amenities, Oasis is not just selling units. It is trying to create Hallandale's first true large-scale mixed-use destination. The bet is that a new luxury product can pull the surrounding market forward. According to Multi-Housing News, the financing was arranged by WD Capital Group on behalf of developer Giuseppe Iadisernia.

What is a mezzanine loan and why does it matter?

A mezzanine loan sits between senior debt and equity in the capital stack. It is more expensive than a first mortgage but cheaper than raising additional equity. Developers use mezzanine financing when they need more capital than senior lenders will provide but do not want to dilute ownership further.

In this case, S3 Capital provided a $112 million senior construction loan for the East Tower in May 2025. The $50 million mezzanine from Cottonwood Group brings total financing to $162 million. That structure tells you the developer needed additional capital to complete the tower and sell out units. A sophisticated lender was willing to take subordinate risk to get the deal done.

"Our investment in Oasis Hallandale reflects the core principles that drive our structured credit strategy: strong sponsorship, an attractive basis and a clearly defined path to execution," said Mark Green, chief investment officer at Cottonwood Group, according to CityBiz.

Where does the project stand?

The East Tower topped out at 25 stories in March 2026 and is expected to deliver in 2027. The West Tower topped out in early 2025 and is nearing completion, with approximately 75% of units sold according to the developer. Together, the two towers will contain 500 luxury condos.

The commercial component is already operational. Five buildings contain 60,000 square feet of retail and dining plus 35,000 square feet of office space. Current tenants include KC Market, Signor Sassi, Davinci Café, Oasis Fit, Oasis Dental, Delice Med Spa, and Elve Luxury. Arquitectonica designed the project, and MGM Construction Group, led by President Maria Alejandra Fermin, is the general contractor.

East Tower residences range from one to three bedrooms, spanning 900 to 4,750 square feet, with prices from approximately $580,000 to $3.5 million. Three-bedroom units approach the top of that range.

Is the pricing aggressive for Hallandale Beach?

As Larry Mastropieri explained on the Discover South Florida Podcast: "To pay $3.5 million for a three-bedroom there seems like they are probably going to get it because of the market, but it still feels wild. You are surrounded by much lower-priced assets in parts of the area, at least for now. That is the bet."

Hallandale Beach has historically traded at a discount to Aventura, Sunny Isles, and Hollywood Beach. But that is changing. Greenzone is adding 278 units near the Big Easy Casino. Shell Bay is selling ultra-luxury waterfront properties at prices that rival those in Palm Beach. And Oasis is betting that a true mixed-use destination with retail, dining, and fitness already operating can justify luxury condo pricing in a submarket still finding its footing.

Senior lenders have pulled back on condo construction in some markets, forcing developers to layer in additional capital.
