Western Palm Beach County is changing fast and it’s not just about roads or zoning maps. Thousands of acres of farmland are being turned into master-planned communities. With top builders like GL Homes, Minto Communities, and Lennar leading the way, this area is quickly becoming one of South Florida’s hottest new residential frontiers.
If you’re watching the Palm Beach County real estate market or searching for new home communities with more space and value, the western part of the county deserves your attention.
From Farmland to Front Porches
Just west of Florida’s Turnpike and east of the Everglades Agricultural Area, former ranches and citrus groves are now turning into residential neighborhoods. Developers are planning thousands of homes in places like:
-
Avenir in Palm Beach Gardens
-
Arden, just north of Wellington
-
The fast-growing new city of Westlake
What was once rural land is now one of the few places in the county with large tracts available for development without tearing anything down.
Why Developers and Buyers Are Heading West in Palm Beach County
Just west of Florida’s Turnpike and east of the Everglades Agricultural Area the once-rural landscape of ranches and citrus groves is being reimagined into thriving residential communities. With large, untouched tracts of land still available, western Palm Beach County has become one of the last frontiers for large-scale development, without the need to tear anything down.
Master-planned communities like Avenir in Palm Beach Gardens, Arden just north of Wellington, and the rapidly expanding city of Westlake are reshaping the region. These developments offer a unique blend of modern living, green spaces, and affordability that appeal to a wide range of buyers from affluent newcomers to middle-income families looking for more space and value.
Leading the charge is GL Homes, currently developing three major projects:
-
Avenir: A 4,700-acre community with a golf course and over 200 luxury homes.
-
Arden A forward-thinking agrihood featuring sustainable design, modern homes, and community farming.
-
Indian Trails Grove: A massive future development slated for 3,900 homes.
What's fueling this westward surge?
It’s a mix of lower land costs, expansive parcels perfect for large-scale communities, and growing demand from buyers priced out of the more expensive eastern areas. Add Florida’s no state income tax, sunny year-round climate, and booming job market, and it’s no surprise people from cities like Los Angeles, New York, and Chicago are relocating to South Florida in search of opportunity and lifestyle.
In places like Westlake, new townhomes starting in the $350,000s are drawing first-time buyers, teachers, and empty nesters from neighboring areas like Wellington and West Palm Beach creating a diverse, vibrant population ready to call the west home.
As farmland turns into front porches, western Palm Beach County is fast becoming a hotspot for smart growth and fresh beginnings.
Westlake: A New City Built from Citrus Groves
One of the most notable transformations in western Palm Beach County is Westlake, a city officially founded in 2016 and built on a 3,800-acre former citrus farm. Since its inception, Westlake has grown rapidly, now home to over 6,000 residents, with thousands of homes either completed or under construction.
The city also has plans for more than 2 million square feet of commercial space, including a free-standing emergency room operated by Wellington Regional Medical Center. New schools, parks, and retail centers are also on the horizon. The development was spearheaded by Minto Communities, which purchased the land for $51 million in 2013 and successfully rezoned it for both residential and commercial use, laying the foundation for what is quickly becoming a vibrant and self-sustaining city.
What’s Next for Western Palm Beach County?
Even more growth is on the horizon in Western Palm Beach County, particularly in Wellington, where major development plans are taking shape. A 66-acre agricultural parcel is being transformed to include 600 apartments, a 250,000-square-foot shopping center, a private K-12 school, a hotel, and more than 82,000 square feet of restaurants.
In addition, Wellington is in the process of rezoning 258 acres of newly annexed land to accommodate further housing and retail projects, signaling continued expansion and investment in the area.
Why It Matters for Buyers and Investors
Whether you’re searching for your first home or planning your next real estate investment, these new developments are reshaping the housing landscape in Palm Beach County.
