Essentia Organic Mattress, a leading Canadian manufacturer of organic sleep products, has made a significant move by establishing its U.S. headquarters and first manufacturing facility in Boca Raton, Florida. This $5.55 million investment brings attention to the expanding opportunities in Boca Raton commercial real estate. With a combined office, factory, and showroom now fully operational, Essentia’s move highlights the city’s growing appeal for international companies seeking strategic locations in South Florida.

Essentia Organic Mattress Expands to Boca Raton

Essentia Organic Mattress selected Boca Raton for its U.S. headquarters and manufacturing facility in part due to the personal connection of its founder and CEO, Jack Dell'Accio, who has lived in the area since 2013. Locating the company’s U.S. base nearby allows Dell’Accio to stay directly involved in day-to-day operations, product development, and team management.

While the company will continue operating out of its original headquarters in Montreal, the move to South Florida marks a strategic expansion. The new Boca Raton facility positions Essentia to better serve U.S. customers, optimize logistics, and join a growing number of international companies investing in South Florida commercial real estate.

Inside the $5.55M Commercial Real Estate Deal

In January, Essentia Organic Mattress purchased a 17,000-square-foot building at 6510 W. Rogers Circle for $5.55 million. Situated on a 1.13-acre lot and zoned for industrial use, the property was a strong fit for Essentia’s operational goals in South Florida.

The building’s industrial zoning supports a flexible layout that combines production, retail, and administrative functions. Approximately 14,000 square feet are dedicated to mattress manufacturing, while the remaining 3,000 square feet house executive offices and a public-facing showroom where customers can explore Essentia’s line of certified organic sleep products.

The transaction was brokered by Mark Rubin of Colliers, who represented Essentia, and Mark Faeth of LRM Commercial Real Estate Advisors, who represented the seller.

How the New Facility Benefits Boca Raton

Essentia’s new Boca Raton facility introduces both economic and innovative value to the local community. The company has hired 22 employees to support its U.S. operations, nine of whom relocated from Canada and other U.S. states, while 13 were sourced locally. This mix of new and local talent contributes to the area’s job market and expands opportunities in the growing field of clean manufacturing.

At the heart of the facility is Essentia’s patented Beyond Latex® organic foam technology, which supports production of over 1,000 mattresses per day. This high-capacity output reflects the company’s commitment to scalable, health-focused manufacturing.

Additionally, the location includes a 3,000-square-foot showroom where customers can try Essentia’s certified organic sleep products firsthand. The addition of this wellness-focused retail experience aligns with Boca Raton’s increasing interest in health, sustainability, and high-quality consumer goods.

Boca Raton Commercial Real Estate Trends

The arrival of companies like Essentia reflects a broader surge in demand for Boca Raton commercial real estate, particularly in the industrial and mixed-use sectors. Wellness brands, tech startups, and manufacturers are increasingly drawn to the area for its strategic location, modern infrastructure, and pro-business climate.

This trend extends beyond Boca Raton. Across Palm Beach County, several major companies have expanded their footprint:

  • GummyWorks, a gummy supplement and candy manufacturer, relocated from Massachusetts and opened a 100,000-square-foot production facility in West Palm Beach.

  • HOERBIGER, a global industrial engineering firm based in Switzerland, established its 200,000-square-foot North American headquarters in Delray Beach, with plans to create approximately 400 skilled jobs.

These high-profile investments underscore the growing interest from international companies in South Florida real estate, positioning the region as a leading destination for industrial growth and global business expansion.
