Every time someone asks whether Brightline is in trouble, another developer breaks ground next to one of its stations. Aventana just topped off at 19640 West Dixie Highway in Aventura, steps from the Brightline platform. According to Florida YIMBY, the 16-story building will deliver 334 apartments plus 34 workforce housing units and 3,340 square feet of ground-floor retail. Pinnacle, led by David O. Deutch, is developing with equity partner Ram Realty Advisors. Santander Bank provided $88.3 million in construction financing. Pre-leasing begins in spring 2027.
How did Brightline increase the density?
The developers originally planned 285 units. After securing county density incentives tied to the site's proximity to the Brightline station, they revised the plan to 334 apartments. The transit adjacency literally increased what they could build.
That incentive structure is playing out across every Brightline station in South Florida. Estate Companies is building over 600 units near Brightline West Palm Beach across two phases of Soleste Palm Station. Alida Residences is adding 181 apartments plus a Tribute Portfolio hotel adjacent to the same station. In Fort Lauderdale, Brightland FTL has been approved for 392 units. In Boca Raton, Link at Boca broke ground near the Tri-Rail and Brightline corridor. At MiamiCentral, Brightline's parent company FECI built ParkLine Miami with 816 apartments on top of the station.
Add it up, and over 3,000 residential units are now completed, under construction, or approved within walking distance of Brightline platforms across South Florida.
Is Aventana in a good location?
The site sits near Aventura Mall and the Brightline station, with waterfront views in portions of the building. As Larry Mastropieri explained on the Discover South Florida Podcast: "This is not too far from the beach, and it is not too shabby. You are near Aventura Mall, near the Brightline station, and you can even have waterfront views in parts of the project. That is a strong location story."
The site sits in a pocket of Aventura that offers something different from the high-rise condo towers closer to the Intracoastal. MLS data shows the existing inventory in this immediate area is mostly older low-rise product from the 1980s and 1990s, priced from $348,000 to $475,000. Aventana is offering a fundamentally different lifestyle product: a 16-story tower with modern amenities at a rental price point. The bet is that renters will pay a premium for new construction and transit access over buying older inventory nearby.

Larry added: "Coworking spaces are becoming a new standard in these apartment buildings. I will be interested to see how much they get used and how well they are maintained. Amenities are cool as long as residents are actually using them."

Whether these amenities justify higher rents or sit underused will depend on how well they are programmed and maintained over time.
Why are developers still betting on Brightline?
Brightline carries $4.9 billion in debt. Ernst & Young flagged "going concern" risk in recent filings. Ridership has missed projections (6.6 million projected versus roughly 3.6 million annualized actual). Revenue is growing, but net losses continue.
None of that has slowed the development pipeline. As we covered in the Soleste Palm Station story: "Everybody was talking about whether Brightline was in trouble, but developers are still using it as a selling point. Brightline is not going anywhere. It is too big."
The logic is straightforward. Even if Brightline restructures its debt (which many expect), the stations, the tracks, and the service will continue operating. The infrastructure is permanent. Developers are betting on the infrastructure, not the balance sheet. And lenders like Santander are backing those bets with tens of millions in construction financing.
