Brightline may be navigating $10 billion in debt, but developers are still betting on the stations. Soleste Palm Station Two is the latest proof that transit-oriented living is not slowing down.
- Estate Companies closed on a 1.2-acre site at 411 W Railroad Avenue for $13 million.
- Soleste Palm Station Two will rise 15 stories with 310 units, including micro units as small as 377 SF.
- Phase one (321 units) is under construction and targeting delivery in Summer 2026.
A few weeks ago, headlines asked whether Brightline, South Florida's intercity passenger rail, was in trouble. Developers answered by buying more land next to the station. Estate Companies just closed on a 1.2-acre site at 411 W Railroad Avenue for $13 million, where they plan to build Soleste Palm Station Two, a 15-story tower with 310 apartments. According to Florida YIMBY, the project will deliver 631 total units across the two phases, all within walking distance of the Brightline West Palm Beach station.
What is Estate Companies building?
Soleste Palm Station Two will be a 15-story apartment building with 310 units. The unit mix includes micro units (studios ranging from 377 to 465 square feet) plus standard one-bedroom and two-bedroom layouts (586 to 1,180 square feet). Amenities include 8,200 square feet of indoor space plus a 2,200-square-foot rooftop lounge. BC Architects designed the project, with Craven Thompson & Associates handling civil engineering.
Phase one is already under construction at 520 N. Rosemary Avenue: two 8-story buildings with 321 apartments. Estate Companies secured a $72.5 million construction loan from Synovus Bank in July 2024. Delivery is expected in Summer 2026. Together, the two phases total 631 units in the North Downtown corridor.
As Larry Mastropieri explained on the Discover South Florida Podcast: "Everybody was talking a couple of weeks ago about whether Brightline was in trouble, but developers are still using it as a selling point. Brightline is not going anywhere. It is too big, and the Brightline effect just got another 310 apartments in West Palm Beach."
Why micro units?
The micro-unit format signals that Estate Companies is targeting urban-oriented renters who prioritize location and transit access over unit size. A 377-square-foot studio is not for everyone, but for a young professional commuting to Miami or Fort Lauderdale via Brightline, it may be exactly the right trade-off.
Larry added: "Those micro units could make sense for students or people connected to the new Vanderbilt campus. Smaller units are needed in a downtown environment, especially when you have universities, transit, and major employers nearby. The micro-unit experiment seems to be working."
Vanderbilt University is building a graduate campus in West Palm Beach. The Nora District is transforming 40 acres just north of downtown. And the Progressive Northwest neighborhood sits blocks away. The demand for workforce housing in this corridor is real, even if the neighborhood is still rough in places.

What else is happening near the Brightline station?
The North Downtown area near Brightline is developing from multiple directions. Alida Residences is adding 181 rental apartments and a Tribute Portfolio by Marriott hotel. Mr. C West Palm Beach is over 85% sold. The Berkeley is rising with 193 condos priced from $2 million to $12 million. And the $1 billion Nora District is transforming the area just north of downtown.
According to The Real Deal, more than 2,000 condo units are currently in development across West Palm Beach. Add multifamily projects like Soleste Palm Station, and the pipeline is even deeper. The common thread is proximity to Brightline. Developers are betting that transit access will justify premium rents and attract buyers who want to live car-light in South Florida.
Who is Estate Companies?
Estate Companies is a Miami-based developer led by Robert Suris and Jeffrey Ardizon. The firm has built a portfolio of multifamily projects across South Florida, including Soleste SeaSide (340 units in Dania Beach) and Soleste NoMi Beach (367 units in North Miami Beach). The Soleste Palm Station phases mark the company's expansion into Palm Beach County.
The strategy is consistent: build amenity-rich rental properties near transit and employment centers, target urban-oriented renters, and include a mix of unit sizes to capture different price points. The micro-unit component at phase two is the most aggressive version of that approach yet.

Frequently Asked Questions about Brightline and Transit-Oriented Development
What is Brightline?
Brightline is a privately owned intercity passenger rail service connecting Miami, Fort Lauderdale, West Palm Beach, and Orlando. The service launched in 2018 and expanded to Orlando in 2023. Brightline operates out of purpose-built stations in downtown areas, which has spurred significant nearby real estate development.
Why is Brightline in debt?
Brightline carries approximately $10 billion in debt from constructing stations, tracks, and the Orlando expansion. The company has faced questions about its path to profitability, but ridership has grown steadily since the Orlando extension opened. Developers continue to build near stations, betting the service will remain operational long-term.
What does transit-oriented development mean?
Transit-oriented development (TOD) refers to building residential, commercial, and mixed-use projects within walking distance of public transit stations. The strategy assumes that proximity to transit adds value by reducing car dependence, attracting urban-oriented renters and buyers, and supporting walkable neighborhoods.
Are micro units popular in South Florida?
Micro units are gaining traction in South Florida's urban cores, particularly near transit stations and universities. These compact apartments (typically under 500 square feet) appeal to young professionals, students, and renters who prioritize location over space. Several projects in West Palm Beach and Miami now include micro-unit components.
