The Cipriani-branded tower is 16 floors up and pulling buyers faster than most projects in the downtown pipeline. Here is what is driving demand.

  • Mr. C Hotel & Residences has climbed to the 16th floor in downtown West Palm Beach.
  • The project is now over 85% sold, up from 70% at groundbreaking, with residences priced from $1.6 million to over $6 million.
  • Completion is expected in 2027, making it the first Mr. C property in Palm Beach County.

Mr. C Hotel & Residences is another proof point that downtown West Palm Beach is no longer an emerging market story. It is already a luxury capital magnet. A $285 million project, 85% sold before completion, with residences ranging from $1.6 million to over $6 million, shows how much wealth is chasing this location. Buyers want the downtown energy, the branded lifestyle, and the proximity to Palm Beach Island, and developers are responding as fast as the city will let them. According to Florida YIMBY, the 27-story tower has reached approximately the 16th floor, with two tower cranes still operating above the site.

What is driving the sales velocity?

The Cipriani name carries weight. Founded by Ignazio and Maggio Cipriani, the fourth generation of the Cipriani hospitality family, Mr. C Hotels debuted in Beverly Hills in 2011 and has since expanded to Miami, Dubai, and Boca Raton. This will be the brand's first property in Palm Beach County.

As Larry Mastropieri explained on the Discover South Florida Podcast: "The location is epic. You are almost at the bridge to cross to Palm Beach Island, while still in downtown West Palm. I can see the demand for this building for several reasons, but location is a huge one."

Branded residences command premium pricing because buyers are purchasing more than square footage. They are purchasing a lifestyle, service standards, and a name they trust. In a market where high-net-worth buyers are relocating from New York, Chicago, and California, that trust is worth paying for.

What will the building include?

The tower will have 110 hotel suites and 146 branded residences, including a collection of turnkey, move-in-ready resort residences. Arquitectonica designed the building, Meyer Davis handled the interiors, and KAST Construction is the general contractor. Terra and Sympatico Real Estate are the developers.

Amenities include a garden-level lap pool with private cabanas, a poolside bar and lounge, a fitness center with dedicated yoga, Pilates, and Peloton rooms, a spa with steam and sauna facilities, a library, a business lounge, Little C's Outdoor Playground for families, private elevators, and curated art installations throughout the shared spaces. Residences will feature open floor plans, expansive windows, and views of the Intracoastal Waterway and the downtown skyline.

How does this fit into downtown West Palm Beach?

Larry put the broader transformation into context: "That whole central part of West Palm is going to be a very different place in the next three to four years. What used to feel like parking lots and underused land is turning into towers, hotels, branded residences, and major investment. The pace of change is hard to ignore."

Mr. C joins a wave of luxury development in the downtown core. The Berkeley is rising at 550 South Australian Avenue with 193 condos priced from $2 million to $12 million. Alida Residences is adding 181 rental apartments and a Tribute Portfolio by Marriott hotel near the Brightline station. Great Gulf's Mandarin Oriental Residences is planned for 5400 North Flagler Drive. And the $1 billion NORA District is transforming 40 acres just north of downtown.

According to The Real Deal, more than 2,000 condo units are currently in development across West Palm Beach. The pipeline is deep, and the buyers keep coming.

What is the financing behind the project?

Construction is supported by a $285 million loan from TYKO Capital, secured in 2025. Aztec Group represented Terra and Sympatico Real Estate in arranging the financing. At the time of the loan announcement, the project was approximately 70% sold. As of August 2026, that number has surpassed 85%.

The sales velocity is notable because it happened during a period of elevated interest rates and broader caution in the condo market. But at the high end, where buyers pay cash and prioritize location and brand, demand has remained strong.
