Right Before the Photographer Arrives!

A picture is worth a 1,000 words! It brings buyer foot-traffic and...BIG BUCKS!


  1. Lights: Turn on all lights including under kitchen cabinet lights, showcase lights, and China cabinet lights.

  1. Fans: Turn off all fans.

  1. Blinds: Open all shades, blinds, curtains and shutters. Let in as much natural light and sunshine as possible.

  1. Kitchen: Put away ALL blenders, toasters, and coffee makers. Counters should be COMPLETELY EMPTY. Put away all dish towels, sponges, racks, dish cleaning soaps in the kitchen sink.

  1. Bathroom: Remove all soap, shampoo bottles, razors in showers and on the sink vanity. COMPLETELY EMPTY. Leave guest towels out and remove ALL other towels. All toilet seats down.

  1. Trash Cans | Toilet Brushes | Tissue Boxes: Hide all of these items in EVERY ROOM!

  1. Beds: Make all beds, align bed skirts, fluff pillows, remove stuffed animals and other paraphernalia.

  1. Small Rugs | Door Mats: Remove ALL small rugs, runners, and door mats.

  1. Animals: Remove animals from any room that will be photographed.

  1. Pet Stuff: Remove all pet water and food bowls, toys, crates, bedding, litter boxes and pee pads.

  1. Fireplace: Light all the fireplaces if possible.

  1. Pool: Remove pool security gate, pool vacuum, and pool toys.

  1. Outdoor Grill | Cushions | Umbrellas: Remove grill and patio cushion covers. Open all patio umbrellas.

  1. Outdoor Features: Turn on all features, including waterfalls, fountains, Jacuzzi, tiki torches, and outdoor lighting.

  1. Cars: Remove all vehicles from the driveway and in front of the house. Park cars at least three houses up the street.
