About Dania Beach
The city began in the late 1890s as Modello, a farming colony settled by Danish families from the Midwest. Residents incorporated the Town of Dania in November 1904, making it the first city in Broward County. Voters renamed it Dania Beach in 1998. Early settlers grew so many tomatoes that the town billed itself the Tomato Capital of the World. Antique shops later lined Federal Highway, turning the downtown into South Florida's antique capital.
Dania Beach covers about 8.3 square miles in southeast Broward County. It borders Fort Lauderdale to the north, Hollywood to the south, and the Atlantic Ocean to the east. Davie and the Hollywood Seminole Reservation sit to the west. The city wraps around Fort Lauderdale-Hollywood International Airport and Port Everglades. That access fuels a strong marine economy, including yacht shipyards and one of the world's tallest mobile boat lifts. Most of Broward County knows Dania Beach as its original gateway to the sea.
Dania Beach Real Estate
Dania Beach Homes for Sale fall into a few clear types: mid-century single-family homes, townhomes, condos, and waterfront properties with ocean access. Older condos and co-ops start in the low $200,000s, which gives first-time buyers a rare coastal entry point.
The median sale price reached about $535,000 in late 2025, up sharply from the prior year. Townhomes sit near $415,000, while renovated waterfront homes and new builds climb past $1 million.
New construction has clustered near Dania Pointe and the western annexed areas. The pace favors buyers right now, since homes often sell below asking after 100 days or more on the market. Families, retirees, airport and port workers, and investors all compete for the same limited inventory. A Realtor® in Dania Beach can help you read each pocket, from beachside blocks to Intracoastal canals, before you make an offer.

Frequently Asked Questions About Dania Beach
Is Dania Beach a good place to live?
Dania Beach suits people who want beach access without big-city prices. You get parks, a fishing pier, and Dania Pointe nearby. The trade-off is airport noise in some areas and a quieter nightlife than Fort Lauderdale.
Is Dania Beach walkable?
Dania Beach has a Walk Score of about 52, putting it in the moderately walkable range. The downtown core and Dania Pointe are easy on foot. Most beach and waterfront neighborhoods still need a car for errands.
How is the airport noise in Dania Beach?
The airport sits right inside Dania Beach, so flight paths affect some neighborhoods more than others. Homes near the runways hear regular jet traffic. Areas farther east by the beach and west past I-95 stay much quieter.
Does Dania Beach have public beach access?
Yes. The city keeps a public beach with metered parking, plus the larger state park just south. Both have lifeguards, picnic shelters, and calm swimming water. Expect crowds on winter weekends and holidays.
How safe is Dania Beach?
The Broward Sheriff's Office provides police services in Dania Beach under contract with the city. Crime rates are near the county average, with quieter pockets by the beach and in gated communities. Newer developments around Dania Pointe have added foot traffic and lighting.
