Related Ross just closed on 71 acres for Village Landing. Earlier plans included hundreds of apartments, but the current marketing shows none. Here is what that shift could mean.

  • Related Ross closed on more than $29 million in land for Village Landing in Wellington.
  • The project includes retail, restaurants, a 180-key Hilton hotel, office space, and a lakefront boardwalk.
  • Earlier plans included hundreds of units, but the current website shows no mention of housing.

Steve Ross is West Palm Beach's largest developer. Now he is making his first move into Wellington. Related Ross just closed on more than $29 million in land for Village Landing, a 71-acre mixed-use project at State Road 7 and Stribling Way. According to the South Florida Business Journal, the development includes Class A retail, restaurants, a 180-key Hilton hotel, office space, and a central lake with a boardwalk. Earlier reporting from The Real Deal indicated plans for hundreds of units, and the Business Journal mentioned 15 condos, but the project's current marketing makes no mention of housing. If residential has indeed been cut, it raises an interesting question: can retail, office, hotel guests, and Wellington's existing population support a walkable destination without apartments attached?

What is Related Ross building?

Village Landing is designed as a walkable town center on 71 acres of former farmland. The project includes Class A retail and restaurant space, a 180-key Hilton hotel, office space, and a central lake surrounded by a boardwalk with lakefront dining. When the project was announced in May 2026, Webber Hudson, Executive Vice President at Related Ross, said the goal is to deliver a true neighborhood destination where residents can grab coffee in the morning, enjoy a waterfront dinner in the evening, and run errands in between.

As Larry Mastropieri explained on the Discover South Florida Podcast: "I think he is making a pretty good bet here. Wellington has the population, the wealth, the traffic, and the need for better retail and office product. If Related Ross brings the same execution they have shown elsewhere, this could work."

The site sits at a major intersection with high traffic counts and visibility, surrounded by established neighborhoods that currently drive to other parts of Palm Beach County for dining, shopping, and entertainment.

What happened to the residential component?

Earlier versions of Village Landing included hundreds of residential units. The Real Deal reported the plans were scaled back, and the South Florida Business Journal mentioned 15 condos in recent coverage. But Related Ross's current website and marketing materials make no mention of housing at all. Whether residential has been cut entirely or is being held for a later phase is unclear.

If the project moves forward without apartments, that would be an unusual bet. Most mixed-use projects in South Florida include residential because apartments provide a built-in customer base for ground-floor retail and help finance construction. Village Landing would be betting that Wellington's existing population, combined with hotel guests and office workers, can fill that role instead.

Larry added: "I think the access will likely be better. You are not forcing people to walk through a mall to get to one destination. You are making it easier for people to use the restaurants, shops, office space, and hotel the way they actually live now."

The contrast with Wellington Green Mall is intentional. Traditional malls require customers to park, enter through an anchor, and navigate interior corridors. Village Landing's open-air, lakefront design lets visitors drive directly to a restaurant, office, or hotel without that friction.

How does this fit Wellington's development wave?

Wellington is in an unprecedented development cycle. The Wellington, backed by Tiger Woods and Justin Timberlake, is building a 600-acre luxury community with golf and equestrian facilities. Lotis is a 60-acre mixed-use project at 1105 South State Road 7 (though it has been slowed by lawsuits and liens). BH Group has plans for Polo West. And now Village Landing adds another major project to the pipeline.

The difference is execution risk. Related Ross has the tenant relationships, the capital, and the track record to attract national brands and deliver on time. The company is West Palm Beach's largest developer, owning nearly 3 million square feet of commercial space including CityPlace. That credibility matters when convincing retailers and restaurant operators to commit to a new market.

Who is Stephen Ross?

Stephen M. Ross is the billionaire founder of Related Companies, one of the largest real estate firms in the United States and the developer behind Hudson Yards in New York. He also owns the Miami Dolphins and Hard Rock Stadium. Related Ross is his Florida-focused development arm, formed in 2024 and headquartered in West Palm Beach.

In addition to Village Landing, Related Ross is developing CityPlace towers in downtown West Palm Beach (with a $772 million construction loan, the largest ever recorded in Florida), a mixed-use project anchored by Publix, and a 28-story waterfront condominium. The Wellington project is an extension of the same strategy: identify underserved markets with strong demographics and bring institutional-quality product.
