The proposed project is a 54-story mixed-use skyscraper designed to include 1.485 million square feet of office space, 212 hotel rooms, nearly 24,000 square feet of retail and restaurant space, and below-ground parking. The tower, planned to reach 1,028 feet in height, has received approval from the Federal Aviation Administration (FAA) and would become the tallest office tower in Florida upon completion.

Leading the development is Ken Griffin, CEO of Citadel, which recently relocated its global headquarters from Chicago to Miami. Griffin has invested heavily in South Florida real estate, including assembling the Brickell development site for $669.5 million in 2022. The development application was submitted through entities affiliated with Griffin: 1201 Brickell Bay LLC, 1221 Brickell LLC, and 1250 BB Asset Co LLC.

Project Details and Site Plans

The tower will be built on a 4.72-acre site at 1201 and 1260 Brickell Bay Drive, and 1221 Brickell Avenue, right along Biscayne Bay and next to a Metromover public transit station,  a location ideal for mixed-use development.

 According to plans submitted to Miami-Dade County, the building will include 1.485 million square feet of office space, 212 hotel rooms, 23,590 square feet of retail and restaurant space, and 50 below-grade parking spaces. It will also connect to a 1,420-space parking garage just west of Brickell Bay Drive.

The tower’s striking design comes from Foster + Partners, in collaboration with AAI Architects. Known for bold yet contextual architecture, the firms aim to deliver a building that makes a visual statement while blending into the evolving Brickell skyline.

Zoning, Permits, and Government Involvement

The development team is pursuing approval under Miami-Dade County’s Metromover Station Subzone, which permits increased building height and density for projects located near public transit. This zoning category promotes smart growth in walkable areas and fits well with the tower’s location next to the Metromover in Brickell.

In addition to seeking higher density, the team is also requesting a setback variance to build closer to Biscayne Bay than zoning normally allows. This exception would help the project take full advantage of its waterfront setting while still maintaining public access and upholding environmental protections.

The Federal Aviation Administration (FAA) approved the tower’s height of 1,028 feet in July 2025. Shortly after, Miami-Dade County staff recommended approval for the project. As part of its community commitment, the development team has voluntarily pledged $3 million to fund infrastructure upgrades, including traffic flow improvements, a safer pedestrian crosswalk, and better stormwater drainage in the surrounding area.

The project will go before the Miami-Dade County Commission on November 20, 2025 for final zoning review. If approved, the developer will enter the final permitting phase, with construction timelines and additional public details expected to follow in 2026.
