West Palm Beach is set to experience a major transformation with the introduction of a new private golf club and a luxury hotel at the long-stalled Banyan Cay Resort site. After years of delays and financial setbacks, the ambitious project is finally coming to fruition, promising to enhance the area’s luxury amenities and contribute significantly to the local economy.

The revitalization of the Banyan Cay Resort site will see the development split into two distinct entities: the Dutchman’s Pipe Golf Club and the Belgrove Hotel. This redevelopment is a collaboration between Witkoff and Len Blavatnik’s Access Industries, with Witkoff, a prominent real estate firm based in New York City and Miami Beach, and Access Industries, known for its diverse investments, spearheading the project. They acquired the site in January, marking the beginning of a new chapter for the property.

The New Developments

The Dutchman’s Pipe Golf Club is set to open this fall and is expected to become a premier destination for golf enthusiasts. With initiation fees starting at $300,000, the private club is poised to attract affluent members seeking exclusive access to top-tier facilities. The golf club will complement the region’s existing golf scene, which has seen a surge in popularity among wealthy buyers relocating to South Florida. The club aims to provide an exceptional golfing experience, with state-of-the-art facilities and a pristine Jack Nicklaus-designed course that has been a key feature of the site since its initial development.

Adjacent to the golf club, the Belgrove Hotel will open in November, timed to coincide with South Florida’s peak tourist season. The hotel will feature 194 keys, including 44 villas, and will offer a range of luxury amenities. Guests can look forward to 25,000 square feet of meeting and event space, a full-service spa, a pool, and three dining options helmed by Chef Julian Jouhannaud, formerly of Le Bilboquet in New York City. The Belgrove’s addition is expected to further elevate West Palm Beach’s status as a luxury destination, catering to both leisure travelers and business guests.

Economic Benefits for West Palm Beach

The introduction of the Dutchman’s Pipe Golf Club and the Belgrove Hotel is anticipated to bring significant economic benefits to West Palm Beach. The new developments are likely to stimulate local economic activity through several channels:

1. Job Creation:

The construction of the golf club and hotel has already generated employment opportunities, and their opening will create numerous permanent positions. From hospitality staff to golf course maintenance workers, the new facilities will contribute to job growth in the region.

2. Increased Tourism:

The Belgrove Hotel, with its luxury offerings and prime location, is expected to attract high-end tourists and business travelers. This influx of visitors will benefit local businesses, including restaurants, shops, and entertainment venues, as guests explore the area.

3. Boost to Local Real Estate:

The redevelopment of the Banyan Cay site is likely to enhance the appeal of nearby real estate. As the area gains a reputation for high-end amenities, property values may rise, benefiting current and prospective homeowners.

4. Enhanced Community Services:

With increased revenue from tourism and membership fees, local governments may have more resources to invest in community services and infrastructure improvements.

Previous Challenges and Current Opportunities

The Banyan Cay Resort site has a complex history. Originally purchased by developer Domenic Gatto Jr. in 2015 for $26 million, the project included a Jack Nicklaus-designed golf course completed in 2017. However, construction of a planned hotel faced numerous delays, leading to foreclosure and bankruptcy issues. Calmwater Capital, the Los Angeles-based lender, acquired the site at auction and later sold it to the current developers.

Despite these challenges, the current redevelopment represents a significant opportunity for West Palm Beach. By bringing high-end amenities to the area, the Dutchman’s Pipe Golf Club and Belgrove Hotel are set to capitalize on the growing demand for luxury experiences in South Florida. The new developments are poised to strengthen West Palm Beach’s position as a premier destination for both residents and visitors, fostering economic growth and enhancing the local lifestyle.
