In May 2025, Broward County proposed $26.7 million in gap financing loans to support eight new affordable housing projects across the county. These projects would create 516 rental units for low- and moderate-income residents, helping address a growing housing crisis that affects working families, seniors, and essential workers.

This funding is designed to close budget gaps caused by rising construction and insurance costs. The county’s effort shows a strong commitment to expanding access to affordable apartments in Broward County. These projects are a key step in building more housing options in one of Florida’s fastest-growing regions.

The Rising Need for Affordable Housing in Broward County

Affordable housing has become a major concern in Broward County. According to the Florida Housing Coalition, more than 50% of renters in Broward County are cost-burdened, meaning they spend more than 30% of their income on housing. Median rent prices continue to rise, while wages haven’t kept up. In early 2025, the median rent for a two-bedroom apartment in Broward reached over $2,300 per month, while the median household income was under $70,000 annually.

As a result, more households are being priced out of their neighborhoods. Essential workers like teachers, nurses, and first responders are often unable to afford to live near their places of employment. This has created longer commutes, increased traffic congestion, and workforce shortages in critical sectors.

The shortage of housing isn't limited to low-income families. Middle-income earners also face challenges finding affordable homes, especially in cities like Fort Lauderdale and Hollywood. The growing disparity between wages and housing costs has led to an increase in overcrowded housing, a rise in homelessness, and more residents moving out of the county entirely in search of affordable options.

These new projects aim to help keep essential workers housed close to their jobs, improve stability for working families, and slow the outward migration of long-time residents. They are part of a broader effort to prevent displacement and build a more sustainable housing market across the region.

How Affordable Housing Projects Can Impact Nearby Property Values

Many residents and investors often ask how nearby affordable housing affects property values. Research shows that affordable housing projects can improve neighborhoods when planned well:

  • They increase population density in walkable areas

  • Attract public and private infrastructure investment

  • Stabilize rental markets

In South Florida, a clear example can be seen in Miami-Dade County’s Liberty City Rising redevelopment. This public-private affordable housing initiative replaced substandard housing with new, mixed-income communities. According to a report by the University of Miami’s Office of Civic and Community Engagement, nearby property values in parts of Liberty City increased following the development, and small business activity also grew as new residents moved in.

Similarly, the Auburn Trace Apartments project in Delray Beach, a large affordable housing renovation completed in partnership with the Delray Beach Housing Authority, did not negatively impact surrounding home prices. In fact, home values in adjacent neighborhoods continued their upward trend in the years after completion, supported by improved streetscapes, community centers, and local infrastructure upgrades.

Good housing projects don’t hurt neighborhoods, they make them better. They bring long-term residents who care about their community.

How This Affects the Broward County Housing Market

The new developments will help ease pressure in a tight housing market. Rental vacancy rates in Broward are low, and affordable units are in high demand. By adding hundreds of new units, these projects will:

  • Slightly cool rising rent prices in targeted neighborhoods

  • Provide opportunities for first-time renters

  • Help reduce competition for market-rate housing

This is also good news for real estate investors looking for stable, long-term markets. As the region grows, projects like these add diversity to the local housing stock and improve community resilience.
