Located at 5000 T-Rex Avenue, the Boca Raton Innovation Campus currently offers 1.7 million square feet of office space. It was originally constructed in the 1960s by IBM as a research hub. Today, it’s owned by CP Group in partnership with Rialto Capital, DRA Advisors, and Las Olas Capital Advisors. Miami-based Terra Group has joined the project to lead the development of its new multifamily and retail components.

Following a zoning change approved by the City Council in 2023, the project was granted rights to build up to 1,243 residential units, 125,000 square feet of retail space, a 55,000-square-foot entertainment venue, 85,000 square feet of medical offices, and a 140-room hotel. These updates reflect a larger trend toward mixed-use development in Boca Raton.

The developers filed detailed site plans, including two multifamily buildings and two retail projects. The new residential spaces on the east side of BRIC will include:

  • A luxury 8-story condominium with 320 units, a wellness club, pool deck, and 580 parking spaces

  • An adjacent 8-story apartment building with 380 market-rate units, a courtyard pool, and 565 parking spots

Retail and Community Amenities

At the main entrance on T-Rex Avenue from Yamato Road, BRIC will introduce a walkable retail village featuring:

  • 76,000 square feet of retail on the west side, including a 13,200-square-foot grocery store

  • 48,000 square feet of retail on the east side across six buildings

In addition, a 55,000-square-foot indoor entertainment facility and a 140-room hotel will cater to both residents and visitors. These amenities align with the campus’s goal to become a vibrant, self-contained community.

Repurposing BRIC’s Office Space

CP Group is also transforming nearly 200,000 square feet of BRIC’s office space into alternative uses, including:

  • A 7-court indoor pickleball facility with a pro shop and viewing area

  • Educational facilities for up to 107 students

  • A daycare center, health and wellness spaces, expanded restaurant options, a museum, and a conference center

This new mix supports BRIC’s mission to evolve into a hub that blends work, wellness, culture, and convenience.
