A major real estate deal is under way in Palm Beach County, with a buyer lined up for billionaire William Lauder's 2.3-acre oceanfront estate, listed at $177.8 million. If it closes for that price, the sale would break the record for one of the costliest residential transactions in Florida.
Potential Record Setting Sale in Palm Beach
According to The Real Deal, billionaire William Lauder has found a buyer for his oceanfront property, which could set a new Florida residential record. The sale of Lauder's oceanfront land would eclipse the $173 million that billionaire Larry Ellison paid for a 16-acre estate in Manalapan in 2022. The sale would also top the $170 million that Michael Cantanucci paid for a mansion in Palm Beach in 2023, currently the priciest sale on the island.
A High-Profile Seller and Listing History
The grandson of Estée Lauder, William Lauder, is a prominent businessman who acts as the executive chairman of the cosmetics empire, and he has an estimated net worth of $1.2 billion per Forbes. In 2023, Lauder first put the lots up for sale, asking for $200 million after paying $155 million for Rush Limbaugh's oceanfront estate just months earlier.
Despite the prime location offering 360 feet of beachfront, the properties remained unsold for a year. Lauder then called in a real estate agent which resulted in a change and the price reduced to $88.9 million per lot, bringing the total asking price to $177.8 million.
Mystery Buyer and High-Stakes Negotiations
The properties vanished from the MLS Wednesday, just as news of the deal started to break. Though the identity of the buyer behind the record-blasting transaction is not known, the buyer has Palm Beach's ultra-luxury real estate world abuzz. One report had the agent involved in the deal as Ryan Serhant, one of the most visible brokers and a reality TV star who appeared in shows on both Netflix and Bravo.
Serhant was generating speculation yesterday after posting the ambiguous Instagram message: "Sold and closed the most expensive home of my entire career today for just under $200 [million]. And I did the deal over the phone." Serhant hasn't said anything on the matter in public, but the rumor mill has the industry talking.
Ultra-Luxury Market Surges in Palm Beach
This transaction represents yet another milestone in the course of real estate transactions in Palm Beach County, where ultra-luxury properties, that is, those commanding $50 million and upwards-continue to see unprecedented demand. Record sales that have occurred in Palm Beach in 2024 include a $148-million purchase by Daren Metropoulos of historic Casa Amado estate and that of Tarpon Island by Todd Glaser, which went for $150 million.
Real estate trends indicate that Lauder's sale highlights the continuing strength of Palm Beach's high-end market. As many experts say, the demand for luxury properties is on the increase while interest and activity are surging. According to some market watchers, Palm Beach is going to move into a very active period, with much interest from buyers of premier real estate. This upward trajectory is powered by a combination of limited inventory and an influx of high-net-worth buyers looking to snag prime waterfront estates. With economic conditions still strong, the experts foresee further growth in the luxury segment, which would further solidify Palm Beach's position as one of the go-to destinations for ultra-high-end real estate.
