A New York investment group has set its sights on downtown Pompano Beach, proposing a mid-rise condo development that could reshape part of East Atlantic Boulevard. Called Atlantico Pompano Beach, the project aims to bring 75 new condo units and over 3,100 square feet of retail space to one of the city's busiest corridors.

Located at 2217–2233 East Atlantic Boulevard, the half-acre site sits directly across from the McNab House and Botanical Gardens, a major public revitalization effort. If approved, Atlantico would become one of the latest infill projects in Pompano Beach's growing downtown district.

Atlantico Pompano Beach is planned for three parcels on the south side of East Atlantic Boulevard, in the heart of Pompano Beach. It’s across from the historic McNab House and Botanical Gardens, which are being transformed into a city-owned park and event space.

The site currently hosts two long-standing restaurants, Mad Chicken and Café Sportivo, along with a small salon. The existing buildings date back to the 1960s and 70s, totaling 5,507 square feet of commercial space.

The new proposal would demolish the current buildings and replace them with a modern, mixed-use mid-rise. Atlantico would rise eight stories, featuring 75 condos, 3,149 square feet of ground-floor commercial space, and 87 parking spaces.

The proposed unit mix at Atlantico includes:

  • 25 two-bedroom units

  • 6 three-bedroom units

Condos would range in size from 570 to 1,416 square feet.

Amenities are limited but include a landscaped fourth-floor terrace with artificial turf, a 343-square-foot amenity room, a fitness center, and coworking space. These additions would support a lifestyle-driven, boutique condo feel rather than a full-service high-rise experience.

Atlantico Pompano Beach may attract first-time buyers, investors, and retirees looking for new construction close to the beach and walkable areas of downtown. Its smaller footprint and relatively lower unit count make it a niche option in a market dominated by larger developments.

Lack of Developer Track Record in South Florida

The project is being submitted by Atlantic Ave Property Owner LLC, a New York-based entity with no known real estate track record in South Florida. No prominent names like Related Group or Kolter are attached, increasing execution risk.

Parking Ratio May Concern Buyers

Atlantico includes 87 parking spaces for 75 residential units, a ratio of 1.16 spaces per unit. While this meets code, it may be tight for a city where more than 70% of residents rely on personal vehicles. According to the National Association of Realtors, homes with parking typically sell faster and at a premium.

Potential Delays in Approval and Construction

The site plan is under review by the City of Pompano Beach Development Review Committee. Delays in the approval process, along with rising construction costs, could push delivery into 2027 or beyond.
