Winfield Park is relatively unknown. But it's a really great single-family home neighborhood that's a relatively affordable compared to the rest of Boca Raton. And it's in a prime location. Winfield Park is located just east of Dixie Highway, just west of Federal Highway, south of Spanish River Blvd and just north of 20th St. It's part of a cluster of unheard of neighborhoods here in that specific sector that I think is one of the most underrated and undervalued neighborhoods here in East Boca Raton because of its location and everything it has to offer.

One of the best things about this neighborhood is that it's very walkable and bikeable. It's really close to Spanish River Park and Beach. It's also very close to all the amenities that you may want. It's close to Publix, it's close to V&S Italian Deli, it's close to Walgreens. It's even close to Whit's frozen custard, which is the best from Winfield Park.

It's very easy to jump on I-95, whether it be getting on at Spanish River Blvd to the North or Glades Road to the south. And because of that, you can get to the airports, whether it be West Palm Beach or Fort Lauderdale within 30 minutes or less. Winfield Park is also in an A-rated school district. J.C. Mitchell is the elementary school.

Boca Raton Community Middle is the middle school and Boca Raton Community High is the high school. There are about 280 homes in the neighborhood of Winfield Park. They are single-family homes and duplexes. The duplex borders Federal Highway and Dixie Highway. And the single-family homes are in the middle of the community. So what I think is the biggest selling point for this neighborhood specifically is that it has a lot of value.

Value in the sense that the location is amazing, but also just value from a price perspective. I think this is one of the more affordable single family home neighborhoods to buy into in East Boca with an amazing location. So anybody who's looking to buy in Spokane wants to be in a single family home neighborhood. This is a perfect place to look and consider.

The typical age of a home here in Winfield Park will range between 1955 and 1975. We have seen some homes built more recently, but for the most part, you're going to see homes that are 1955 to 1975 vintage. One of the big reasons buyers like this neighborhood is because there's no HOA. So you don't have any of those annoying restrictions that some of the other communities here in Boca Raton impose on their owners.

The typical size of a home in this neighborhood will range between 1,100 and 2,200 square feet. Bedrooms will be between two and four bedrooms and bathrooms between one and three bathrooms. The average home in this neighborhood is a three bed, two bath home. Though the lot size in this neighborhood is between 7,000 and 16,000 square feet. And mostly all homes in this neighborhood are concrete block construction.

Also, almost all the homes in this neighborhood have eight foot ceilings and there'll be a mix of homes that have garages and carports here in the neighborhood.
