If you're looking to move to East Boca Raton and you want to be in the center of everything and you want to be close to the water and you want to be in a single family home, you can look no further than Villa Rica.

It's one of the more affordable places in East Boca Raton that you can get a single family home and still be extremely close to the water and minutes to everything that you might want. Villa Rica is an awesome single family home neighborhood located minutes from downtown Boca Raton in a prime East Boca location just east of Dixie Highway, just west of Federal Highway, south of Yamato Rd, north of 20th St in East Boca Raton.

One of the big reasons why Villa Rica is so desirable is because its walking and biking distance to the beach. Additionally, it's located super close and walking distance to Publix, Walgreens, Whit's Frozen Custard, V&S Deli and Boca Bagel Bar. Because Villa Rica is located right next to Spanish River Blvd and Federal Highway, you have quick access to I-95, which will get you to the airport in 30 minutes or less, whether it be West Palm Beach or Fort Lauderdale.

And then you'll also be able to get access really quick. Downtown Delray Beach's Atlantic Ave in 10 to 15 minutes and downtown Boca Raton's Mizner Park in like 5 minutes or less. Additionally, Villa Rica is extremely close to both universities locally, Florida Atlantic University and Lynn University. It's about 1.2 miles to Florida Atlantic University and 2.8 miles to Lynn University.

Villa Rica is located in an A-rated school district. The schools are J.C. Mitchell Elementary, Boca Raton Community Middle and Boca Raton Community High. There are about 273 homes in Villa Rica. There are duplexes and single-family homes in this neighborhood. The duplexes typically border the neighborhood on Federal Highway and Dixie Highway. And you'll see homes that range in age from 1955 to 1991.

And more recently, we've seen one or two new development properties pop up in the neighborhood. So I'm expecting to see new 2023 deliveries in this neighborhood. But there's not a lot of land and there's not a lot of other homes available to be built on property.

There are opportunities to increase its value dramatically over the coming years. Many experts think the location is prime. And that's what some investors and owners are betting on here. A typical home in this neighborhood will range in size between 1,100 and 3,000 square feet, but the average is somewhere between 1,500 and 2,000. The bedrooms will range between two and five, with the average about three beds. Typical lots size will be between 5,500 and 13,000 but most lots are around 9,000 to 10,000 square feet. And most homes in this neighborhood are built with concrete block.

I'd say the biggest thing that I value about Villa Rica is that you get an amazing single family home neighborhood in a great a location centrally located between downtown Mizner Park and downtown Delray's Atlantic Ave for an affordable or somewhat reasonable price compared to the rest of Boca Raton. Another reason why so many people love Villa Rica is because they love the fact that there is no HOA.

So this is a non-HOA community. There's no gates, there's no signs. It's very much so just kind of a free and open neighborhood.
