The Addison on the ocean is located just east of a1a right on the beach, south of Camino Real and north of Hillsborough Boulevard. The building is 0.8 miles away from Camino Real Bridge, which is, like, 3 minutes away. And it's 1.5 miles away from Hillsborough Bridge, which is like 5 minutes away.

So it's really efficient to get on and off the island, whether you're going north through Boca Raton or South through Deerfield Beach, the southeast area of Boca Raton, in which the Addison on the Ocean is located in, is a really nice it's a great area. Just to the west of the building is a multimillion dollar single family home neighborhood, which is really nice to walk or bicycle in.

Just to the south is Deerfield Beach and Deerfield Pier, which has great nightlife, great restaurants, and a really nice active beach to go spend time at. And then to the north is South Inlet Park, which is really nice. It's like a minute away. And then obviously, the building is situated right on the beach. So you have direct beach front and ocean views.

On top of all that, you're less than 10 minutes away from downtown Boca Raton. And everything that Boca Raton has to offer, such as Mizner Park Trail Pathways. The Addison on the Ocean is located in an A-rated school district. The schools are as follows. Boca Raton Elementary. Boca Raton Community. Middle and Boca Raton Community High in Addison on the Ocean was built in 1985.

16 stories tall with about 172 units. There are two buildings at the Addison on the ocean, and there's about 86 units in each building. There's about six units per floor and three elevators in each building. So each elevator in each building services only two units per floor. So the owners get a semi-private experience when they enter their elevator and go up to their unit.

The way the buildings are positioned and the units are designed is so that each unit, it's a great view of the ocean and also gets a great view to the west of the Intracoastal and the downtown city area. Additionally, the entire building has impact windows and doors.

Units in these buildings will range in size from 2,100 at 3,200 square feet with 2 to 3 bedrooms and two-and-a-half to three-and-a-half bathrooms. But some owners have combined units together, so you will see properties that sell or come up for sale with up to five bedrooms and 6,000 square feet. Now, let's take a walk around the property and check out all the amenities.

When you talk to the Addison from A1A, you're immediately going to encounter a guard. The guard gate is manned 24/7, and the security here is very tight. Now, once you're through the guard gate, you'll see that there is aboveground parking in front of each building. Now, each building has above ground parking and underground parking in the garage. The above ground parking is for guests or vendors.

And also some owners have purchased some of the covered parking in the above ground area. What every unit gets is one deeded parking spot in the garage. Around the front of the property, you'll notice that there are charging stations in front of each building.

Any owner can take advantage of the charging stations and any time when they're available. And if a unit owner wants to install a charging station in their deeded parking spot, they can also do that. Addison truly supports a first class lifestyle from the moment you pull up, you're greeted by a valet. There's 60 on-site staff, an in-house concierge, 24/7 maintenance and security, and there's the in-house manager.

The fully renovated social area has a bar, including a pool table, ping pong table, poker table, air hockey table, and so much more. It's awesome. There's tons of space to have tons of activities. The wellness center includes a fully loaded gym with a ton of space saunas, steam rooms, and a massage therapy room.

The on-site concierge can arrange for many things, such as automobile care, transportation, services, and housekeeping. There is also a room where you can casually play some more games in or enjoy some reading. The Addison also has its own dedicated bike storage room, and each unit gets its own storage locker. The completely renovated restaurant provides alfresco options to the pool deck gazebo or while lounging on a beach.

Additionally, breakfast, lunch, take out dinner and have your events catered all through the restaurant. On top of all this, Addison has two pools, two hot tubs, an amazing lounge area, a gazebo area with a bar and an amazing private, full service beach access. Condo Association fees typically range from $2,200 to $3,500 per month when a unit transfers ownership.

There's a one time capital contribution fee of two months of the units condo association fees. You're allowed to rent at the Addison one time per year and you're allowed to have pets, but they must be 20 lbs or less.
