The 12 Best Tips

Public Open House | Broker’s Open House | Buyer Showings!

1. Show-Ready Condition Always

It’s a little inconvenient, but a house on the Real Estate Market needs to be in Show-Ready Condition at all times. You never know when that one perfect buyer will request a last-minute showing!

2. Vanish for Showings

A seller should leave their house for all showings to allow buyers privacy to envision themselves living there. A buyer will feel awkward and uncomfortable looking at a seller’s home when the homeowner is there or nearby.

3. Remove the Pets

Many people are allergic or sensitive to pets, so keep them away from the house during showings. Remove the pet water and food bowls, toys, crates, bedding, litter boxes, and pee pads.

4. Set the Temperature

Adjust the temperature to a comfortable level before each showing. A home that feels warm in winter or cool in summer immediately creates a welcoming and relaxed first impression.

5. Turn on ALL the Lights

After location, light is the #2 element buyers want most in a home. Make sure every room has lighting. Turn on all the lights in every room. Make sure all the light bulbs match and are 100-watt bulbs.

6. Open the Blinds & Window Treatments

Open all blinds, curtains, and shades to maximize natural light. Bright rooms feel larger, fresher, and more appealing, while showcasing views and highlighting architectural features.

7. Play Soft Music

Play soft background music at a low volume to create a calm atmosphere. Gentle music can ease tension and soften outside noise without overpowering conversation.

8. Arrange Fresh Flowers

Fresh flowers instantly elevate the presentation of a home. A simple arrangement on the kitchen island or dining table adds color, freshness, and a touch of elegance, making the space feel thoughtfully prepared.

9. Bake Some Cookies

The scent of freshly baked cookies creates warmth and comfort that buyers associate with home. Pleasant baking aromas can also help neutralize lingering odors while making the kitchen feel inviting and memorable.

10. Light the Fireplace

A lit fireplace creates an immediate sense of comfort and charm. During cooler months, a gentle fire adds ambiance and helps buyers picture cozy evenings spent relaxing in the living space.

11. Remove the Cars & Vehicles

Clear the driveway and the front of the home before every showing. Parking vehicles away from the property improves curb appeal, highlights the exterior, and allows buyers to fully appreciate the home’s façade.

12. Light the Scented Candles

Create a pleasant aroma and remove unpleasant cooking, pet, and cigarette odors with scented candles or plug-ins. Choose subtle fragrances that enhance the space without overwhelming visitors.
