Knob Hill is a relatively unknown and unheard of 55-plus single-family home community here in East Boca Raton.

It's extremely unique to have a 55-plus single-family home neighborhood in an East Boca location like this.

Knob Hill is located east of I-95, west of NW 2nd Ave, north of Spanish River Blvd and south of Yamato Rd.

It's walkable to a small retail plaza with a CVS and a Panera Bread in it. It's also less than two miles from Spanish River Beach and Park.

You're never too far away from some great restaurants to great lunch spots that are really close to Knob Hill. Italia's Tuscan Table and the Cuban Cafe are two great examples.

Knob Hill is also extremely close to Publix, which is just down Spanish River Blvd, less than 2 minutes would probably take the via car to get there. So it is very efficient location for all your shopping.

Knob Hill is also very efficiently positioned in between two great downtowns. Mizner Park is about 10 minutes away, and Delray Beach is Atlantic Ave is about 15 minutes away.

Another great thing about Knob Hills location is that you can easily access 95 via Spanish River Blvd, so you can quickly get to anywhere you want to go. In South Florida specifically, it takes 30 minutes to get to West Palm Beach International Airport. It takes 30 minutes to get to Fort Lauderdale's International Airport and about an hour to get to Miami.

Knob Hill is located in an A-rated school district here in Boca Raton. The elementary school is J.C. Mitchell, the middle school is Boca Raton Community Middle and the high school is Boca Raton Community High.

There are about 77 single family homes in Knob Hill, all of which were built between 1971 and 1979.

The typical size of a home in Knob Hill is between 1,118 hundred square feet. They have between two and three bedrooms, with most of the homes being two bedroom homes. Every property I've been in has had two bathrooms. The properties are built with concrete block construction. Some homes have carports. Some have garages.

And here's the one downside to Knob Hill: The lots are relatively small. They're between 4,000 and 6,000 square feet.

Now, there's many reasons why I think Knob Hill is a great option for 55 and up buyers here in East Boca Raton and the first big reason is if you do your homework, you'll find that there are no other 55 and up single family home communities here in East Boca Raton. So if you want the location of East Boca Raton, this is really the only option for a single family home, 55 and up community that makes this neighborhood very special.

Another big selling point for this neighborhood, in my opinion, is it's very walkable. You're close to anything and everything you could really need. You really never have to leave your two mile bubble. It's extremely close to the beach. It's extremely close to Publix, CVS and Panera Bread is walking distance as well. And I think the future potential of this neighborhood is huge long term as they develop more around the area.

What I think is the biggest selling point for this neighborhood is its price point. If you go outside of the Knob Hill neighborhood, homes are selling for much more because they're not 55 and up. So if you're looking for a 55 and up community, this is a great way to get into East Boca at a relatively affordable price.

Another selling point. From my perspective, I think it's something that will add a ton of value when it's done. Is that Penn-Florida has big plans to develop the property north of Spanish River and just east of I-95.

I think this will dramatically improve the neighborhood's walkability, which is great. They intend to build 829 residential units, including lofts, apartments and an assisted living facility, 183 Key Hotel, 70,000 square feet of office space, 130,000 square feet of retail on the ground floor of all those residential units. And an extensive network of jogging, biking and walking paths.

The HOA fee is $235 per month. That includes cable, lawn care and common area maintenance. The common area amenities include a pool, shuffleboard and a clubhouse.

Also important to note is that the community is not gated and for investors you can rent right away.

You may notice while walking around that there are no fences in the neighborhood. And this is important to note that the highway does not allow fences in this neighborhood. It helps them manage and take care of the grounds more efficiently without fences.
