If you're looking for a single family home community in East Boca Raton that's very close to downtown, very close to the beach, then you should look no further than Chatham Hills. It's a great neighborhood and it has so much to offer. Chatham Hills is a great single family home neighborhood that's affordable and it's minutes to downtown Boca Raton and just minutes to the beach at Spanish River Park.
Chatham Hills is located just east of Dixie Highway, just west of Federal Highway, south of Spanish River Boulevard and north of 20th Street, right here in a prime location in East Boca Raton. One of the big reasons that Chatham Hills is such a desirable neighborhood is because it's minutes to the beach. You can bike to the beach from the neighborhood and a lot of people have moved to the area, really take advantage of this.
Additionally, the neighborhood is conveniently located within walking or biking distance to Publix, Walgreens, Whit's Frozen Custard, V&S Italian Deli, Boca Bagel Bar and many other retail establishments and restaurants. Because Chatham Hills is located right in between Glades Road and Spanish River Blvd, you have quick, easy access to I-95, which is convenient for commuting. It's also convenient for getting to both airports and get to West Palm or Fort Lauderdale, 30 minutes or less.
Chatham Hills is conveniently located extremely close to Lynn University and Florida Atlantic University, which is great for both about 5 minutes or less away. And it's very close to downtown Atlantic Ave and Delray Beach. It's 10-15 minutes away and downtown Mizner Park in Boca Raton, which is like 5 minutes away. Chatham Hills is located in an A-rated school district.
The elementary school is J.C. Mitchell, the middle school is Boca Raton Community Middle and the high school is Boca Raton Community High. There are a little over 300 homes in the neighborhood of Chatham Hills. There are duplexes and single family homes in the neighborhood. The duplexes Border Dixie Highway and Federal Highway and the single-family homes are more in the center of the neighborhood.
The homes have been built between 1955 and 1975. We've seen one single-family home, ground up construction in the neighborhood that should be delivered sometime this year in 2023. But other than that, you can expect homes to be in the vintage of 1955 to 1975. I'd say the biggest selling point for Chatham Hills and some of the neighborhoods just right around it is that you can't get a more affordable single family home neighborhood than this community and be this close to the beach.
So if you really want to live the lifestyle, being very close to the beach, very close to downtown and living a single family home at an affordable price relative to the rest of Boca, this is really one of the only neighborhoods that you can buy in at this price point. The typical size of a home in Chatham Hills will range between 1,100 to 2,000 square feet with 2 to 4 bedrooms.
But the average in the neighborhood is three bedrooms. The lot sizes will range between 7,500 and 10,000 square feet. And almost every home I've seen in the neighborhood has been built with concrete block.
Another big reason that a lot of people flock to this neighborhood is because there's no HOA.
