Chatham Hills has been around since the late ‘50s, and even though it’s an older neighborhood, it is still very attractive especially if you're looking for something close to the beach without all the HOA rules. It's located in East Boca Raton, just south of Spanish River Blvd, between Federal Highway and Dixie Highway. 


The area feels laid-back and residential, and it's about a mile from the beach, so the location is a big plus. It’s also conveniently located near I-95, which makes commuting or getting around town pretty simple. There are no gates, no monthly dues, and no restrictions on things like exterior paint colors. That kind of flexibility is becoming harder to find in East Boca.

Most of the homes in Chatham Hills are ranch-style properties built in the ‘50s and ‘60s. Almost all of the homes come with two to three bedrooms, one to two bathrooms, and around 1,150 to 1,800 square feet of overall living space. Some of them have been updated with impact windows, new kitchens, and modern floors such as tile or vinyl planks but a few still have that mid-century look. 

That’s not necessarily a bad thing if you’re into homes with character. Most of the homes are concrete block construction and sit on decent-sized lots, so there’s room for a backyard, a pool, or even just a nice patio. These homes are all a little different so you’ll find some variation from one property to the next.
