Caldwell Heights is another one of those hidden single-family home neighborhoods that I think has superb value here in East Boca Town. Caldwell Heights is located just east of the El Rio Canal and Northwest fifth AV.

It's located just west of NW 2nd Ave, north of 20th St and south of Spanish River Blvd. Besides this amazing East Boca location, I think there are two other reasons why a buyer would really like this neighborhood. One is J.C. Mitchell Elementary is right here. It's walking distance. That neighborhood backs up to J.C. Mitchell. The other reason is Florida Atlantic University is right here as well, walking/biking distance.

So if you're a professor, a student, or even an investor who wants to rent potentially two students, this is a great option for you as well. And then it's also just up the road from Lynn University. It's about three miles away. Coble Heights is located in an A-rated school district. Jason Mitchell is the elementary school. Boca Raton Community Middle is the middle school and Boca Raton Community High is the high school.

It's relatively quiet, but this is a great location if you want to walk your kids to school every day. Now, let's talk about food. Anyone who knows me knows I love food. So this neighborhood is located next to August Pizza, one of my favorite pizza spots. It's also located next to Tom Sawyer, which is one of my favorite breakfast spots.

It's also located by Swifties and Jimmy Johns. And Swifties is a really cool spot to grab some sandwiches, so you should check that out. The neighborhood also has quick access to 95 via Spanish River Blvd or Glades Rd, which also means it has quick access to the airports, whether it be Fort Lauderdale or West Palm can get there in about 30 minutes or less.

And finally, this neighborhood has quick access to the beach. It's about 2.7 miles to Spanish River Beach. There's about 80 single family homes in the neighborhood of Como Heights, and they were built between 1955 and 1987. The typical size of a home in this neighborhood will range between 1,000 and 2,800 square feet with 2 to 5 bedrooms and 1 to 3 bathrooms, with the typical home being a three bed, two baths.

One of the popular reasons why I hear people love this neighborhood quite often is because there's no HOA.
