The neighborhood of Boca Woods is a unique little hidden gem here in East Boca Raton. It's a great single-family home neighborhood that's really close to downtown, and it's still reasonably affordable.

Boca Woods is located just east of Dixie Highway, just west of Federal Highway, north of 20th St and south of Spanish River Blvd. One of the best things about this neighborhood is it's bikeable to Spanish River Park and Beach. It's like a mile, mile and a half away from the beach. And it's 5 minutes or less from Florida Atlantic University and Lynn University.

The other thing that's great about this neighborhood is that it's right in between downtown Delray Beach and also Mizner Park. It's like 5 minutes to get to Mizner Park and like 10 minutes to get to downtown Atlantic Avenue in Delray Beach. The neighborhood's also extremely walkable. It's really close to Publix, Walgreens, Boca Bagel Bar, Vinnie's Italian deli, which I love, and most importantly, Whit's frozen custard.

You can walk to Mizner Park. And another thing, it's really efficient to get on I-95. It takes 5 minutes or less to get there via Spanish River Blvd or Glades Rd. And because of this, you can get to the airport, whether it be Fort Lauderdale or West Palm in 30 minutes or less. Boca Woods is located in an A-rated school district.

The elementary school is J.C. Mitchell, the middle school is Boca Raton Community Middle and the high school is Boca Raton Community High. There's about 250 single-family homes in the neighborhood of Boca Woods. There's duplexes and single family homes in this neighborhood. The duplexes border the neighborhood on Federal Highway and Dixie Highway. And the single family homes tend to be in the center of the neighborhood.

Most homes in this neighborhood will range in age from 1955 to 1975. But we have seen some homes that are a little newer than that. For the most part, though, you can expect to see homes in that age range. The typical size of a home in this neighborhood will range between 1,100 and 2,200 square feet with 2 to 4 bedrooms and the average being about three bedrooms.

You'll see most homes have three bedrooms in this neighborhood with two bathrooms. The lot size on average will range between 7,000 and 10,000 square feet. And most homes in this neighborhood are concrete block. I really believe that this neighborhood is one of the better neighborhoods to invest in, in Boca Raton. Whether you're buying it, to live in it full time or you're buying it as pure investment, I think it's a really good place to make that bet.

One, because the location is just amazing. It's so close to downtown, too, because I think it's still reasonably affordable relative to the rest of East Boca. I don't think you can find a more affordable single family home neighborhood than this neighborhood here in East Boca. That's this close to all the action. So if you're thinking about buying something in East Boca as an investment or you're just looking to make the best financial decision, this is probably one of the neighborhoods you should watch.
