Boca Lake Estates is another awesome neighborhood located in Northeast Boca. The community is just east of I-95, just north of Yamato Rd and just south of Delray Beach. One of the things I like about this neighborhood location compared to the surrounding neighborhoods locations, is that it's east and off of 95 where you don't hear the 95 noise and it's western off of the train tracks.
So you don't hear any of the train noise. It's also super easy to hit the beach from this location. You can get there via Lincoln Blvd and Delray Beach or Spanish River in Boca Raton. The neighborhood is in an extremely convenient location for all retail shopping you might want to do on a day to day basis. I mean, you literally have like unlimited options for grocery stores and pharmacies within a 5 to 10 minute radius.
And the mall is like 10 minutes away. Also, the triangle is 5 minutes away, right off 95 at Yamato Rd. And if you're going to the airport, you can go north or south to Fort Lauderdale or West Palm. They're both about 30 minutes away. Now, the schools are very important here. A lot of people move to the neighborhood for this reason.
They're A-rated. Calusa is the elementary school. Boca Raton Community Middle is the middle school and Boca Raton Community High is the high school. There are 93 homes in this neighborhood, 31 of which are on the lake and 39 are on the canal. So two-thirds of the homes in this neighborhood are on the water. The typical size of a home in this neighborhood will range between 1,500 and 2,500 square feet.
You'll see floor plans with 3 to 4 bedrooms and lot sizes between 8,000 and 11,000 thousand square feet. The homes are non-zero lot line, so there's a little bit of space between the neighbors. The community was built between 1986 and 1989. It's concrete block construction, ranch style homes with similar floorplans. This neighborhood gives off a great vibe. It feels like a very family friendly neighborhood.
I've worked in this neighborhood quite a bit and everyone I've dealt with or met has been great, very accommodating and very friendly. Now let's talk about the way there is an HOA here. It's $250 a month and there is a capital contribution of $750 when you move into the community. It's a self-managed HOA with no management company and there's no formal approval process.
So all you have to do is fill out documents when you go to purchase your property. There's no pet restrictions, but you are not allowed to park in the street.
