“The Bellini Rooftop Club will be a mix of exclusivity and approachability,” says Martucci, Vice President of Mr. C’s Hotels. “While it will be priced affordably compared to some high-end clubs, gaining entry will be quite the achievement.” Martucci’s vision is for the club to become the epitome of sophistication and allure, a sought-after haven for West Palm Beach’s burgeoning elite.
A New Dawn for West Palm Beach
Once considered the modest sibling to the opulence of Palm Beach, West Palm Beach is now emerging as a vibrant hub for luxury and high-end living. The city’s rising stature has drawn an influx of affluent residents and upscale businesses, from luxury real estate developers to gourmet eateries and boutique shops catering to the well-heeled.
With this transformation, private clubs have become a coveted addition to the city’s amenities. The Cove Club, which opened last December at Icon Marina Village, is a testament to this trend. Another club is set to rise within the $1 billion Nora dining and entertainment district currently under construction just north of downtown.
The Bellini Rooftop Club, nestled atop the Mr. C Hotel & Residences, will open its doors once the tower is completed in a few years. Martucci notes that while private clubs are not a new concept, they are a natural fit for a city undergoing such rapid growth and sophistication.
The Allure of Private Clubs
In the past, West Palm Beach’s private club scene was limited to a few dining options like the now-defunct Governors Club. Today, the city offers a plethora of dining choices, but the demand for exclusive, private spaces remains high. “As the city grows and becomes more of a business and residential destination, there’s a need for private gathering spots,” explains Ned Grace, a real estate developer involved in the Cove Club and the Nora project.
Golf and country clubs have long been staples in suburban enclaves, and neighboring Palm Beach boasts several prestigious private clubs. However, with the surge of new, affluent residents in West Palm Beach, these traditional bastions of privilege are becoming harder to access. Many new residents, particularly those who have migrated from cities like New York, Chicago, and Los Angeles, are eager for local clubs that offer the refined social experiences they’re accustomed to.
A Trend Towards Exclusive Access
The success of the Carriage House in Palm Beach, a chic club where membership fees now start in the $400,000 range, highlights the demand for exclusive social spaces. This high-end club, housed in landmark buildings designed by Addison Mizner and Maurice Fatio, has set a precedent for what’s possible in the region.
Inspired by this success, Thomas Morrison, a real estate investor behind the Bellini Rooftop Club, envisions his venue as a more accessible alternative. “Our goal is to offer a high-end experience similar to the Carriage House, but at a fraction of the cost,” Morrison says. Membership at the Bellini Rooftop Club will be around $6,000, providing a blend of luxury and value.
The Mr. C Hotel & Residences, which will house the Bellini Rooftop Club, will feature 146 luxury condominiums ranging from $1.5 million to $6 million, with a mid-range price of about $4 million. The tower will also include a 110-room hotel. Condominium buyers will receive a complimentary one-year membership to the Bellini Rooftop Club, adding another layer of allure to the property.
A Flourishing Social Scene
Meanwhile, the Cove Club along North Flagler Drive has already set a new standard for waterfront dining and socializing. Nicholas Coniglio, who operates the club, sought to bring a Miami-esque vibe to West Palm Beach. With a private sandy beach, daybeds, and a dock, the Cove Club offers a unique blend of dining and leisure.
As West Palm Beach continues to evolve, so too does its social scene. The Nora project, set to become a premier entertainment district, will feature a private club with membership fees around $5,000, offering a more mainstream price point while providing a central gathering place for the community.
