A long-standing Dania Beach office building could soon be replaced by a modern mixed-use development that combines housing, hospitality, and retail. Developers have submitted plans to transform the site at 225 to 255 E. Dania Beach Blvd., and the city is preparing to review the proposal. If approved, the project would mark another major step in the evolution of Dania Beach real estate.
Located just blocks from the ocean and minutes from Fort Lauderdale-Hollywood International Airport, the current Dania Beach office building spans 65,374 square feet. Built in 1956, the property has housed tenants like Citibank and Cruise.com. Its central location and dated structure make it a prime target for redevelopment.
The proposed project is spearheaded by Braha Dania LLC, managed by New York-based investor Ralph Braha. The development team includes Miami-based architectural firm Urbanica, known for designing boutique hotels and stylish residential projects across South Florida.
The redevelopment plan features three seven-story towers:
Two towers will include 84 condo-hotel units each
One tower will feature 168 hotel rooms
Each tower will have its own swimming pool and ground-level commercial space
In addition to the towers, the project includes 18 townhouses situated behind the main structures, fronting Northeast 1st Terrace. These townhomes will average 1,606 square feet and offer two bedrooms and 2.5 bathrooms.

On June 10, the Dania Beach City Commission approved a zoning amendment that increased the building height limit on the site from four stories to seven. This approval gives the proposed towers the green light to move forward.
The project’s full site plan is scheduled for formal review on August 26. As part of the process, the developer is also seeking design waivers for reduced building depth on the townhouse section.
