Another tower is rising in West Palm Beach, and this one comes from a developer with a proven track record. Toronto-based Great Gulf has just received approval to build a 31-story luxury condo tower at 5400 North Flagler Drive, marking its second major West Palm Beach condo development after the success of La Clara.
Located along the Intracoastal Waterway, this West Palm Beach condo development offers breathtaking views and prime waterfront access. The tower replaces the aging Poinsettia Apartments, a two-building, 72-unit complex built in 1966.
While slightly north of downtown, the area is gaining attention for its quieter surroundings and water access. It’s also near Northwood, an up-and-coming neighborhood with dining, shopping, and ongoing revitalization.
The tower will offer 97 luxury residences, each designed with upscale finishes and smart layouts. Planned amenities include:
Resort-style swimming pool
Modern fitness center
Outdoor lounge areas
Private parking garage
Optional private boat slips (up to 8 available)
Buyers with boats will find this particularly appealing, as few new developments offer private docking.

Globally recognized for projects like Marina Bay Sands in Singapore, Safdie Architects brings signature modern design to this project. Their expertise helps elevate this West Palm Beach condo development to a global level.
Toronto-based Studio Munge is known for its refined interiors, blending luxury with comfort. Swiss firm Enea Landscape Architecture will handle the exterior spaces, creating lush green areas and relaxing outdoor zones.
This West Palm Beach-based firm adds local insight to the project, ensuring the development complements its surroundings while maintaining a bold, upscale look.
According to The Real Deal, there are more than 2,000 condo units currently in development across West Palm Beach. This growth points to rising demand, especially among high-income buyers relocating from the Northeast, California, and abroad.
Florida’s tax advantages continue to attract wealth. A 2025 report by Henley & Partners ranks West Palm Beach among the top 5 fastest-growing U.S. cities for global wealth, with a 112% increase in millionaire residents over the past decade.
La Clara, Great Gulf’s first West Palm Beach tower, sold out for over $200 million. It drew attention from luxury buyers like Marvel Studios’ Louis D’Esposito and American Express heiress Stephanie Currey Ingram.
Despite La Clara’s commercial success, it has been under scrutiny for construction issues. Residents have filed lawsuits alleging that some promised materials were replaced with lower-cost options. Complaints also include cracked tiles and problems with balcony railings.
While not uncommon in new construction, this place added pressure on Great Gulf to ensure higher quality in their next West Palm Beach condo development.
Construction could finish by 2028, depending on permitting and development pace.
Prices haven’t been released yet, but are expected to start in the high six figures to over $5 million for top-floor units.
Pre-sales are expected to begin after site clearance in 2026. Interested buyers should connect with a local West Palm Beach real estate agent.
Yes, Great Gulf has completed major projects across North America, but recent legal issues at La Clara may affect buyer confidence.
This West Palm Beach condo development by Great Gulf highlights the city’s rapid transformation into a luxury real estate hotspot. From global architecture firms to demand from affluent buyers, the pieces are in place for another successful project.
