Kolter's purchase of 222 more homesites at Avenir is a strong signal that Palm Beach Gardens' largest master-planned community is working. Builders are coming back for more lots because homes are selling, infrastructure is arriving, and the resale market is already active. With 3,900 planned residences, retail, office, a hotel, a nature preserve, and Panther National, Avenir is not just another subdivision. It is becoming a new city in northern Palm Beach County. According to The Real Deal, the latest purchases bring Kolter's total Avenir investment past $117 million.
What did Kolter buy?
A Kolter entity paid $16.6 million for 144 homesites on August 18, followed by $9 million for 78 sites the next day. That is $25.6 million for 222 homesites in back-to-back transactions. The seller is Landstar Development Group, the Coral Gables-based master developer behind Avenir. Partners include Rudy Stern, David Serviansky, Roberto Horwitz, Eduardo Stern, Bernard Eckstein, and Rosa Eckstein Schechter.
This is not Kolter's first or second purchase at Avenir. In 2023, they bought 144 lots for $18 million. In 2024, they added 491 sites for $73.6 million. The August 2026 deals push the total past $117 million for roughly 1,000 homesites. Kolter has already completed two neighborhoods with homes priced above $800,000.
Why does Kolter keep coming back?
The product keeps selling. Palm Beach County single-family home sales were up 12.7% year-over-year last month, with supply decreasing, according to Miami Realtors data cited by The Real Deal. That is the environment Kolter is buying into: tighter inventory and sustained demand at the price points they build at.
As Larry Mastropieri explained on the Discover South Florida Podcast: "A lot of the buyers I have worked with in Avenir are looking around $1 million to $1.2 million. In that range, you can find a four-bedroom, four-bath home with new construction, high ceilings, open floor plans, and great bones. That is a good little neighborhood."
He added: "The highest resale I saw in Avenir was around $7.8 million, and that looked like Panther National. So yes, you can get into real luxury inside Avenir. There is a wide range of product, from more approachable homes to very high-end custom-style inventory."

Avenir opened in 2020 on land that was a cattle ranch just eight years earlier. Landstar bought the former Vavrus Ranch for $20 million in 2012. Today, the community spans 4,752 acres and is planned for 3,900 residential units (mostly single-family), 400,000 square feet of retail, 1.8 million square feet of office space, a 300-key hotel, and a 2,400-acre nature preserve.
The commercial core is arriving. Avenir Town Center opened in Summer 2026 with a 49,000-square-foot Publix, restaurants including Seppe Pizza Bar and H&H Bagels, and more retail to follow. Multiple builders are active: GL Homes paid $28.1 million for 42 sites, and PulteGroup's DiVosta Homes paid $40.3 million for 62 sites. Toll Brothers, Kenco Communities, K. Hovnanian, and Akel Homes are also building in the community.
Panther National, the Tiger Woods and Justin Thomas-designed private golf club, is the community's luxury anchor. Custom estate homes there range from $3 million to over $20 million, with invitation-only membership and initiation fees between $400,000 and $500,000.
