Last time we introduced you to Glass House Boca Raton, we talked about the vision for this boutique project and how it’s set to reshape the luxury landscape in Downtown Boca. Since then, things have been moving quickly.
Sales are underway, pricing is more transparent, and we’re seeing strong interest from buyers who want something truly modern in the heart of the city. The architect for this design is the very impressive Garcia Stromberg, who is also responsible for other Boca Raton luxury condos such as Alina and One Thousand Ocean. Here’s the latest on this one-of-a-kind project.
Delivery Date: Summer 2027
Deposit Structure: 25% at contract | 10% summer 2026 | Balance at closing
Total Residences: 28 corner units
HOA Fees: $1.43 per sq. ft.
Parking: 2 EV-ready spaces per unit + option to purchase, if available, private garages ($250K–$300K)
Roughly 30% of the building is already pre-sold, showing real demand despite Glass House being in its early stages. Interest is coming not just from investors but also from locals who want the convenience of downtown living paired with the privacy of a smaller, boutique-style building.
With 70% of the condos still available as of September 2025 and an expected delivery date of summer 2027, buyers should anticipate that some pricing adjustments may occur, especially as demand and market conditions evolve. With that said, here are some of the current prices we can share:
Entry Pricing: 2BR, 2,505 sq. ft. | $2.469M ($986/sq. ft.)
3BR Residences: 3,085–3,235 sq. ft. | $3.41M–$4.2M ($1,061–$1,364/sq. ft.)
5th Floor Residences: 3,320 sq. ft. | $4.83M–$5.198M ($1,566/sq. ft.) with partial golf course views

Penthouse Residences:
North-facing, 3,685 sq. ft. | $7.357M ($1,999/sq. ft.), 11-ft ceilings, long views of Palmetto Road
SE-facing, 3,540 sq. ft. | $6.794M
SE-facing, 3,950 sq. ft. | $8M+ (highest price to date)

City-facing units are positioned to the north, while the golf course-facing residences sit on the south side of the building. As with most luxury high-rises, the higher the floor, the stronger the views. Complete, unobstructed golf course and ocean views begin at the 6th floor, but several 5th-floor units also provide excellent perspectives.
2nd–3rd Floors: City-facing units with large terraces, up to 1,200 sq. ft.
5th Floor: Southwest + Southeast units with partial golf course “bird’s-eye” views.
6th Floor & Above: Clear golf course views from the southeast side, unobstructed.
Penthouse Levels: Wraparound terraces, ocean view down Palmetto Road, and split exposures (south + east or south + west).
Penthouse North: City-facing with the only terrace that encompasses the entire side of the building, corner to corner, and then wraps around both the east and south sides. Facing east, ocean views are looking down Palmetto Park Road.
Every residence is a corner unit, with terraces designed for true indoor-outdoor living.
Unique Feature: Floor-to-ceiling glass walls that fully open to the great room.
Kitchens: Hidden pantry, wine cooler, Wolf/Sub-Zero/Cove appliances; Penthouse units include a built-in coffee maker.
Ceilings: 9 ft. standard, with one Penthouse offering 11 ft. ceilings.
Bathrooms: Spa-style with dual water closets, oversized showers, and deep tubs.
