Big changes could be coming to a familiar part of Fort Lauderdale. Two major proposals are now under review that would reshape the area surrounding the Galleria Mall Fort Lauderdale, one of the city’s busiest retail and residential corridors. While plans are still in progress, early details point to hundreds of new apartments, more commercial space, and a stronger push toward walkable, high-density development.

One of the proposals comes from Procacci Development, which is asking the city for a density increase to move forward with a reimagined apartment project at Bayview Drive and Sunrise Boulevard. Just across the street, the Galleria Mall itself is also the focus of a large redevelopment plan that would add thousands of new residential units, a hotel, and retail improvements.

If both projects are approved, the Sunrise Boulevard corridor could see one of the largest transformations in Fort Lauderdale in years.

What’s Happening Around Galleria Mall?

A joint venture led by GFO Investments filed plans to redevelop the Galleria Mall property into a high-density, mixed-use development. The proposal includes nine residential towers up to 30 stories tall, totaling over 3,100 apartments. Approximately 1,200 of these units would qualify as affordable housing.

This plan also adds hotel space, shops, and restaurants to create a live-work-play destination for locals and new residents alike. According to the developer, the project will prioritize walkability and modern urban living.

In addition to new housing, the plan includes upgrades to retail space and a new hotel on site. This project aims to turn the traditional mall site into a thriving residential and commercial hub. The city has seen growing interest in high-density redevelopment as Galleria Mall Fort Lauderdale becomes a focal point for growth.

Spotlight on The Residences at Bayview

Across Sunrise Boulevard from the Galleria Mall in Fort Lauderdale, The Residences at Bayview is finally moving forward. Procacci Development purchased the three-acre site in 2014 and later demolished the office and gas station that stood there. The original plan approved in 2024 included a 14-story building with 180 apartments and commercial space. However, construction never began.

What’s in the New Plan for 2025?

The revised proposal reduces the height to 8 stories but increases the total number of apartments to 259. The plan includes:

  • 12 workforce housing units for families earning up to 120% of the area median income (AMI)
8,081 square feet of commercial space

  • A rooftop amenity deck with a pool and landscaped courtyards

  • 566 structured parking spaces

  • Unit mix: 7 studios, 68 one-bedrooms, 161 two-bedrooms, and 23 three-bedrooms

The updated design consolidates the project into a single structure and emphasizes walkability, outdoor space, and active street frontage.

Unit Types, Amenities, and Streetscape

Residents will enjoy modern apartments ranging from 630 to 1,464 square feet. The streetscape along Sunrise Boulevard will include retail shops, cafes, and restaurants with outdoor dining. Improved pedestrian paths and green spaces are also part of the redesign.

Fort Lauderdale's Push for More Housing

Florida's Live Local Act allows developers to increase residential density in exchange for including affordable housing. This law has led to a wave of new projects in Fort Lauderdale, particularly in high-demand areas. Because of the act, local governments have limited control over some density decisions, which speeds up the development process.

Workforce housing targets people who earn too much to qualify for low-income housing but still struggle with market rents. In Fort Lauderdale, this generally includes households earning up to 120% of AMI. With Broward County’s median income at $89,100, the cutoff for workforce housing is about $106,920 per year.
