A new development is coming to Deerfield Beach and it’s starting with over 200 new apartments right off Federal Highway. If you've passed the northwest corner of Federal Highway and Northwest Second Street, you’ve likely noticed the mostly empty lot with the two-story office building, formerly known as the Eller building. That’s where developers are planning to break ground in late 2025 on a brand-new residential project called The Axis, this is a five-story apartment building that will bring approximately 237 units to the market.

Eller Property Rezoning Approved for New Deerfield Beach Apartments in 2024
In December 2024, the Deerfield Beach City Commission approved the rezoning of the Eller property at US 1 and Northeast 2nd Street, which paved the way for the construction of the 237-unit apartment building. The decision came after years of development planning and numerous discussions with residents. While many voiced concerns about potential traffic increases, the loss of sunrise views, and safety for children walking to Deerfield Beach Elementary School, the commission ultimately approved the project, citing economic growth and the need for more housing. The new five-story building featured reduced apartment units and a lower height compared to earlier proposals. The developer also committed to contributing over $1 million in road, sidewalk, and landscape improvements, as well as funding for the city’s affordable housing and fire funds. Despite strong opposition, the project was set to break ground in late 2025, marking a significant change for the area.
Where is it happening?
The project is planned for 201 N. Federal Highway, just north of East Hillsboro Boulevard. That’s a central location with quick access to shopping, the beach, and major roads—something that makes this site attractive not just to renters but also to investors watching the area.

Who’s building it?
The developer is Centrum Partners, a Chicago-based group that’s been planning this site for years. The Axis project has been in the city’s approval pipeline for nearly five years.
It recently cleared one of its final steps—a routine approval before the Broward County Commission so the team is now gearing up for construction in late 2025.
What’s changing around the area?
Along with the apartments, the developers have agreed to invest in public improvements, including:
